We know it’s tempting to let your roof go for another year, even as you’re crossing your fingers for good luck. Fall is an ideal time to tackle a roofing project, so your home is secure against winter weather and temperatures.

There are four major areas of your roof that need a regular, thorough inspection:

Gutters

Rain gutters protect your home by directing water away from the roof and foundation. But, they do tend to get filled up or clogged with debris like leaves and twigs from trees near your home. Leaving them clogged can cause water to back up onto the roof, down the walls, and into the foundation, rather than keeping it away from those areas. Too much water in those areas can deteriorate the materials of your roof and home.

Additionally, if it does cause a leak, it can damage your attic and cause mold and mildew to grow.  Cleaning your gutters is a priority in the maintenance of your roof. Checking them regularly, as well as after storms or strong winds is also recommended.

Roof Shingles

It’s also important to check your roofing shingles to make sure that there isn’t any damage or wear. Asphalt shingles have granules that help protect them from the elements. As the shingles age, the granules will begin to separate from the shingles. So, if you see an excessive amount of granules in your gutters, it means that your roof may be nearing replacement time. You should also check shingles to see if there are any missing, curling, buckling, or broken. If you notice any of these signs on your roof’s shingles, call a roofing contractor right away.

Flashings

Flashings are the pieces of metal that are used to keep water from getting into your home from the roof. They surround the joints, protrusions, vents, valleys, skylights, chimneys, and dormer windows. If any flashings are damaged or defective, it will rot your roof’s structure and seep into your walls or inside your home, causing serious damage.

Attic

Your attic must have proper ventilation to ensure your roof’s longevity. If there is insufficient ventilation, excess heat will be trapped, which can lead to condensation. If that happens, it can ruin your insulation and cause mold and mildew to grow. If you believe that your attic is not properly vented, or you notice condensation, mold or mildew, it’s time to have it looked at by a professional.
